There have been many discussions about different types of buildings and along with these discussions come lots of questions. It seems pointless to go into in-depth detail about exactly what would or could be built when we have no idea if all parties will agree to this happening - Here is a brief outline of where we are at;
How will it work?
We would like to see the land and the building treated as two separate entities. This will mean that nothing changes for Landowners who do not wish to contribute financially to the building. The building can then be erected, maintained and owned by financial contributors.
Money?
We do not expect everyone to contribute financially. Although, if you would like to contribute financially that would be great!
What will it mean for land shareholders?
Depending on what type of building it is, the rates will go up. We would not expect non-financial contributors to pay for any additional rates that are incurred as a result of the building. We cannot estimate the rates until we finalise a building plan.
All financial contributors would agree to pay their share of the additional rates and building maintenance costs.
Is there a building plan?
There was some discussion at Peter and Kat’s wedding as to what people would like to see erected. These discussions did not involve all share holders, however, my understanding is that it should be kept simple. There could be an area for tents, a sleeping whare and a kitchen-dining / ablution whare. We estimate that this would cost approx $25,000 to build plus any earth works.
Who will be allowed to use it?
Obviously we are all whanau, and obviously everyone would be able to use it. However, we imagine there could be a small fee (say $10 per person per night) to help cover expenses.
Where to from here?
Basically we would like some approval to go ahead with the building. We feel the decisions about what the actual building will be should be left to the financially contributing parties.
Non-financial contributors can be rest-assured that we will be considerate in our decision making and hold in high regard what is best for all land shareholders. We want to make the least land and resource impact as possible but in turn have a place that all present and future generations can visit, stay and enjoy.
We would dearly love to have something in place sooner rather than later so that dad, mum, and others can see the rewards of their hard work.
